    Advertising & Marketing of Your Rental Property

     

    On appointment of our Property Management we will commence advertising immediately using the sources of local Newspapers, various Websites and our current Rental Brochure.  We will ensure your property will be shown to its full potential to prospective tenants and will we will keep you up date during the marketing process.

     

     

    Leasing Requirements

     

    Before a Tenancy Application is accepted the prospective Tenants will be asked to complete a Residential Tenancy Application this allows us to review past and current tenancy references, personal references and also to verify with REIWA and TICA National Tenancy Data Base that the prospective tenant are not registered as a defaulting tenant.

     

    On an accepted application, you will be notified of your new Tenants and then they will be asked to complete an Agreement to take residential tenancy.  Your new tenants will be required to pay a bond amount equalling to four weeks rent, the first two weeks rent in advance and other fees associated to the tenancy.  The bond will be lodged with the Bond Administrator and will be held as a protective surety against rent payments and damages that the tenant may incur.

     

     

    Ongoing Management of your Property

     

    Your property and tenancy will be constantly monitored ensuring rental payments are kept up to date.  If rental payments should fall into arrears we can guarantee that all appropriate notices required under the Residential Tenancies Act of Western Australia will be given according to Legislation and in the appropriate time-frame.

     

    At the end of each month a full itemised statement will be forwarded to you showing rental monies received, less any fees charged for the month, also any accounts that were paid on your behalf.  Your proceeds will be direct credited into your nominated bank account.

     

     

    Maintenance Inspection, Supervision & Improvements

     

    Maintenance is an integral part of assuring that your investment property increases in value.

     

    We ensure that the most economical and professional Contractors are used and it is a requirement that the Contractors we use provide us with their credentials and also their work and liability insurance cover.  All Contractors that we recommend are GST registered.

     

    We are happy to attend to all forms of maintenance, which may arise during the management of your property.  If required we will also supervise the Contractors on your behalf to ensure that the work is carried out and completed to a satisfactory standard.

     

     

    Initial Property Condition Report

     

    At the initial letting of the property, a comprehensive Property Condition Report will be completed.  This report details colours, style and quality of all fixtures and fittings.  It will also describe the make and model of all the white goods such as stoves and dishwashers and also includes the gardens, fencing and paving. 

     

    This report will be kept on file and used for the purpose of assessment at the final inspection. Should there be any variations we will ensure they are rectified.

     

     

    Initial & Periodic Inspection

     

    The initial inspection of the property will be after six weeks of tenancy to ensure tenants are satisfied and the property is in order and no changes have been made to your property.  Thereafter periodical inspections every three to four months shall be carried out to continue to monitor the tenant and your property.

     

    After each and every inspection we will forward to you a detailed report of the inspection and advise you of any matters that require your attention, such as maintenance or tenants concerns.

     

     

    Water Consumption Collected from Tenants

     

    Once the water consumption account is received for your property, we will ensure that the Tenants pay this account on your behalf to prevent any interest being levied by the Water Corporation on the water consumption account.

     

     

    Electronic Banking Services

     

    With the ease and efficiency of internet banking, we now offer this service to you to have your rental proceeds transferred directly into your nominated bank account.  No more timely and lengthy Bank queues to contend with.

     

     

    Final Inspections

     

    The Tenants must advise this office in writing that they are vacating your property. We will then write to them outlining their responsibilities and duties that must be attended to prior to the final inspection and we will also advise you in writing to confirm this situation.

     

    At the final inspection, the original Property Condition Report is compared with the property and at the same time updated for the next tenancy.  If there are any damages, cleaning and repairs to be completed to the property, we shall assess these, make good and charge the tenants bond.
